Real estate

How do we answer every enquiry and still be there months later?

Eva answers every enquiry, asks what you define, shares listings that match your inventory, books the showing and follows up for months.

Enquiries arrive from everywhere: portals, the website, social, referrals — and each one lands with a different agent. By midweek nobody is certain which ones were answered. The problem does not end there either, because the transaction is not decided that week: a rental takes months to close and a sale usually takes longer.

Eva is an AI sales agent with a built-in CRM that takes that first stretch and holds the long one: it answers, asks whatever you define to build a short list, shares the listings that match, books the showing and comes back on its own for months. This page describes that for a real estate brokerage.

The problem

The daily problem

  • Enquiries come from several channels and end up spread across phones; sometimes nobody is sure every one was answered or where the follow-up stopped.
  • Keeping track of what each client wants — area, property type, budget, whether financing is in place — ends up in spreadsheets somebody updates daily.
  • The cycle is long. At that distance follow-up collapses on its own, and the prospect who did not buy in March is gone before July.

A day with Eva

A day with Eva

An enquiry arrives from a portal at ten at night. Eva answers in seconds and asks what it takes to build a short list: area, property type, budget, buying or renting, and whether financing is in place. Exactly what gets asked is up to you, because no single questionnaire works the same for residential, commercial and land; what changes is that the question happens now rather than two days later.

With that profile, Eva searches the inventory you loaded, returns up to 25 candidates, pulls the verified record and shares the listings that match, using only the fields you marked visible. What is not loaded does not get invented: if the maintenance fee is missing, if the pet policy is unclear, or if the property is already under offer, Eva says so, asks for a person on your team and hands the thread over with the context already assembled.

If the prospect wants to see the property, Eva books the showing against real availability — the agent's hours, the duration, access to the unit — sends the reminder and reschedules when it does not work. If you sync Google Calendar, what already exists there blocks its slot through Free/Busy, so an occupied hour is never offered.

And then it holds the long stretch. Contact, opportunity and conversation live in the CRM without depending on an agent writing them down, and Eva comes back on its own with sequences of up to five steps and delays of up to 180 days — the order of magnitude a real transaction actually takes. Each follow-up runs a full agent turn, so it can check inventory, update the CRM, reschedule or decide that writing again is not the right move yet. The moment the agent replies in the thread, Eva goes quiet.

Typical integration: Inventory arrives as a file or through an API, and API sources sync every 24 hours. The agent's tools can call HTTP endpoints in your real estate CRM or your website to check a property's status; what gets connected, and under which contract, is decided during implementation rather than promised beforehand. Portal publishing keeps living where it already is.

Questions

FAQ

Does Eva qualify the prospect?

It asks whatever you configure. No single questionnaire works the same for sales and rentals, or for residential, commercial and land, so you define the fields and Eva collects them in the conversation. What it gathers sits on the contact and the opportunity, ready for the agent to step in already knowing what that person wants.

Does it publish or sync my portal listings?

No. Eva does not publish listings or manage your portal accounts. It reads the inventory you load as a file or through an API and can query whatever your system exposes as an endpoint. Keeping a listing and its price consistent across portals stays the job of your inventory and whoever publishes it.

Does it book showings?

Yes. Eva checks availability against time zone, resource hours and busy events, books the appointment, sends the reminder and reschedules inside the same thread. If you sync Google Calendar, events already there block their slot through Free/Busy.

Can it send or sign contracts?

No. Eva does not draft contracts, does not replace a signature and takes no part in transferring title. The signature type and formality each act requires depend on the contract and the applicable law, and that is settled with your legal team and the relevant officials. What Eva does is hand the conversation over with full context when the deal reaches that stage.

Does it survive a cycle of several months?

That is what the follow-up is built for. Sequences allow up to five steps and each delay can reach 180 days, and every follow-up runs a full agent turn. Outside a messaging channel's session window, delivery needs an approved template; without one the follow-up is parked or flagged for intervention instead of failing silently.
